A short history

The earliest settlement here was an Iron Age hillfort at Toots Wood. The area was once called Clay Hill; the name Shortlands comes from medieval "short" fields, and gave its name to Shortlands House, built in the early 18th century. The historian George Grote was born there in 1794.

Housing began in the 1860s after the Shortlands House estate was sold, and most of Westmoreland Road followed in the 1880s. Enid Blyton lived on Shortlands Road, where a blue plaque marks her home.

The homes

Shortlands has a real mix: Victorian and Edwardian houses, substantial detached homes on the quieter hillside roads, interwar family houses and some modern flats. It suits buyers who want character and a station within walking distance.

Getting about

Shortlands station, in fare zone 4, has trains to London Victoria via Herne Hill and Thameslink services to London Blackfriars and beyond, plus trains towards Orpington and Sevenoaks. Buses 162, 227, 354, 358 and 367 connect it with Bromley, Beckenham and Croydon. The nearest tram stop is Beckenham Junction. Victoria is about 27 minutes away, and the station has been fully step-free since April 2025, when three lifts and a new footbridge opened.

Schools and green space

Local schools include Valley Primary, Highfield Infant and Junior Schools, Clare House Primary and Harris Academy Shortlands. Queensmead Recreation Ground is home to youth football, and Toots Wood keeps its ancient history. Highfield Infants' School was judged exceptional for achievement and for attendance and behaviour in its new Ofsted report card, published in October 2026. Valley Primary and Highfield Junior are rated Good, and Clare House is rated Outstanding. Bishop Challoner, the independent school on Bromley Road, closed in July 2025. What's new in Shortlands

  • Shortlands Village became a conservation area in 2021, and its management plan was adopted in June 2025. It covers Beckenham Lane, Station Road, Martin's Road, Recreation Road, Meadow Road, Shortlands Gardens and parts of Valley Road, Ravensbourne Avenue and Queen's Mead Road, so extensions and new windows there need more care.
  • Martins Hill, about 100 metres from the station, has playing fields, a plane-tree walk and the 1922 war memorial.
  • The Shortlands Tavern on Station Road has real ale, wood-fired pizza and a big garden, and Shortlands Golf Club on Meadow Road is a nine-hole parkland course.

If you're selling in Shortlands

Buyers here compare carefully, and they know what nearby homes have sold for. A realistic price, good photographs and proper preparation (paperwork, certificates and a clear story about the home) make the difference between a quick sale and a stale one. If you're on one of these roads and want a clear, honest answer, book a free market appraisal, or see if we already have a buyer waiting.
