West Wickham.
A Kentish village that became one of London's most settled suburbs between the wars. We have an office on the High Street, so this one is personal.
A short history
West Wickham appears in the Domesday Book of 1086, with a church, a mill and a wood. The "West" was added in the 13th century to tell it apart from East Wickham. In 1469 Sir Henry Heydon built Wickham Court, now Grade I listed; his wife, Anne Boleyn, was a great-aunt of the queen of the same name.
The railway arrived in 1882, but the real change came between the wars, when the village became a suburb almost overnight. West Wickham was part of Kent until 1965, when it joined the London Borough of Bromley.
The homes
Most of West Wickham was built in the 1920s and 1930s, so the streets are lined with well-built semi-detached and detached family homes, many with bay windows, front gardens and room to extend. There are also flats and smaller homes near the High Street and the station. It is a suburb people tend to move to and stay in.
Getting about
West Wickham station, in fare zone 5, is on the Hayes line, with trains to London Charing Cross: four an hour off-peak, the fastest reaching London Bridge in about 29 minutes and Charing Cross in about 38. Since December 2022 there are no direct trains to Cannon Street. The station has 135 parking spaces. Buses 119, 138, 194 and 352 link the area with Beckenham, Bromley and Croydon.
Schools
State primary schools include Oak Lodge, Wickham Common, Pickhurst and Hawes Down. There is no secondary school in West Wickham itself; families often look at Langley Park Schools in Beckenham, Hayes School and Ravens Wood School in Keston. Pickhurst Academy (juniors) is rated Outstanding, and Pickhurst Infant Academy met the strong standard in all seven areas of its new-style Ofsted report card in May 2026. Oak Lodge and Wickham Common are rated Good, and Hawes Down continues to be good. Hayes School, a short drive away, is rated Outstanding. St David's Prep on Beckenham Road is the local independent. Wickham Court School closed in 2023. See how far away families got places on my school catchment map, and always check current admissions criteria with Bromley Council.
Green space and the High Street
West Wickham Common, part of which was saved by the City of London Corporation in 1892, Spring Park, Sparrows Den and Threepenny Woods give the area a green edge, and the London Loop passes through. The High Street has independent shops, restaurants, the library and pubs including The Swan and The Wheatsheaf, with a second cluster of shops around the station.

If you're selling in West Wickham
Buyers here compare carefully, and they know what nearby homes have sold for. A realistic price, good photographs and proper preparation (paperwork, certificates and a clear story about the home) make the difference between a quick sale and a stale one. If you're on one of these roads and want a clear, honest answer, book a free market appraisal, or see if we already have a buyer waiting.
